Am Ende, der Anfang
1- The site and the programme identify three zones.
1.1- Landeswiese - North
1.2- Waldtrapez - Centre
1.3- Hatschekgründe - South
2 –These zones are not homogeneous
2.1- The three zones have internal complexities because they contain within their perimeters intersections or superpositions of larger zones of regional scale.
2.1.1- Landeswiese: agriculture; protected woodland
2.1.2- Waldtrapez: Protected woodlands; medium-scale commercial buildings
2.1.3- Hatschekgründe: Clear residential vocation; commercial vocation at Raucherstrasse
2.2- The three zones have, each, various boundary situations.
2.2.1- Landeswiese: B121; agricultural fields, single family-houses; woods
2.2.2- Waldtrapez: B121; woods, commerce and future residential area of Hatschekgründe.
2.2.3- Hatschekgründe: Low density urban tissue (residential); Raucherstrasse (main street vocation); woods; river.
3- The complexity of the existing encourages a careful and detailed planning, flexible to the influence of implementation timetables.
3.1- Landeswiese: commercial and residential zone whose final configuration remains open. The forest expands itself over the site.
3.1.1- A “filling” system is proposed for this commercial and residential zone.
3.1.1.1- From the north, near the existing residential zones, residential projects will be added as long as they are needed.
3.1.1.2- From the South, near the existing commercial zone and the B121, shops and other industries will be added following demand.
3.1.1.3- The “filling” system inscribes itself in a grid that follows the lines of the present agricultural fields, taking their long sides the function of access streets.
3.1.1.4- The “unfilled” piece of land between the “filling areas” remains agricultural awaiting its destiny (commercial or residential).
3.1.1.5- The more or less hard pressure on each one of the "filling areas" will determine the speed upon which they will grow and, eventually, the final configuration of the whole.
3.1.2- The plantation of trees sets out to conform an extension of the forest on the northern and northeastern flank.
3.1.2.1- The North end of the promenade is, by this means, within the forest.
3.1.2.2- Single “tower-like” dwellings spread throughout the new woodland.
3.1.2.2.1- The access to these houses is pedestrian, both from the promenade or from the street of the commercial-residential zone.
3.1.2.3- Four small familiar hotels are placed within the new forest, with accesses from the Haumeningerstrasse and laying next to the end of the promenade.
3.1.2.3.1- The Hotels could be built gradually, as demand grew.
3.1.2.3.2- They could be part of a provincial or mixed (province / private) project
3.1.2.3.3- Each one of them could be managed by a middle-aged or senior couple that would live in the place.
3.1.2.3.4- The set of four hotels could be interconnected to aid themselves mutually and to share services and expenses.
3.1.2.3.5- Each building would be designed to fulfill high standards of energy recovery and passive conservation.
3.2- Waldtrapez: The ancient existing woodlands remain almost intact.
3.2.1- The promenade is the only new element in this area.
3.2.2- A vacant piece of land on the commercial Raucherstrasse is proposed to be colonized by the forest without resigning to its commercial destination. By these means, the Heidwald forest is connected again to its Southern part.
3.3- Hatschekgründe: The zoning is mixed (destinations: residential, recreational, commercial); the superposition of uses gives complexity to the whole.
3.3.1- The forest advances towards the south throughout the Hatschekgründe to reach the river, regaining by this way one of its original qualities.
3.3.1.1- The Promenade traverses as well this piece of forest and reaches the river; crossing it.
3.3.1.1- “Tower-like” single dwellings spread throughout part of this new forest.
3.3.2- The residential urban fabric moves forward into the site from the northeast.
3.3.2.1- It doesn’t do so in a uniform way, but with a gradual transformation of its units. As they move away from the fabric and they approach to or they enter into the new forest
3.3.2.2- The first house-types mimic the existing traditional fabric, the following ones are arranged freely on an amorphous open space and seem to increasingly metamorphose into towers.
3.3.2.3- The ensemble of the dwellings of this area could be designed according to modular constructive wooden methods. The use of only four basic modules could already allow an important flexibility in the design of the units. These modules can be built in a plant and assembled in-situ.
3.3.3- Along the Raucherstrasse a zone of commerce and equipment is proposed in order to provide the desired “main street” character.
3.3.3.1- Those buildings located directly on the street have commerce, offices or equipment of small and medium scale as destination.
3.3.3.2- Their perpendicular disposition in relation to the street allow an opportune visual and functional permeability between it and the forest and its promenade.
3.3.3.3- Behind these buildings and facing the stroll and circulation of pedestrians and bicycles there are a row of small shops with supply of services and products related to the promenade or gastronomic kiosks.
3.4- The Promenade is the only element that unfolds itself throughout the three zones, connecting the urban nuclei of Mauer and Huasmening-Ulmerfeld.
3.4.1- The Promenade consists of two circulation ways.
3.4.1.1- One of them is mainly for functional purposes. It is the one of the bicycle path and follows the present stroll between Mauer and Unter-Neufurth, afterwards runs parallel to the Schwarzeg Weg to cross Hatschekgründe through the forest, reach the river, cross it and arrive at Ulmerfeld-Hausmening.
3.4.1.2- The other way is a footbridge-like stroll. An intricate "footpath of the forest" that flies through the tops of the trees settling on land like a gigantic insect.
3.4.1.3- Along this double route emerge small pavilions dedicated to pure contemplation or encouragement of spontaneous activities.
